The Fund’s investment and management team has been responsible for over $4 billion of property transactions. These include commercial, major high-rise residential and mixed-use developments, boutique developments, and marketing and sales programs to local and international buyers. The following projects are examples of projects completed by the Team prior to the launch of the Incentivise Investment Fund.

Havana - Port Douglas

OVERVIEW

In December 2018 Members of the committee purchased a large block of land, 2.67 hectares in Port Douglas Queensland for $7,300,000.

We identified the block as a distressed asset and vastly undervalued by the vendor.

After successfully recognising and restructuring the existing plans and permits, at a cost of approximately $1,000,000 the asset was sold in December 2019 for $13,100,000. (Profit $4,800,000)

Identified an undervalued asset with considerable scope for uplift and taking advantage of our strong equity position and ready access to capital.

Private Medical Suites - Gosford NSW

OVERVIEW

A state of the art, purpose built 2,261m2 medical centre adjacent to the Gosford Private Hospital, the largest private hospital on the Central Coast of NSW. Developed successfully and sold to Australian Unity Healthcare Property Trust, one of Australia’s leading healthcare property investors.

High Street - Armadale Melbourne

OVERVIEW

Capital raising used to invest in an SPV (Special Purpose Vehicle) that purchased a block of land with an existing structure in High Street Armadale Melbourne for $5million.

After holding the asset for two years and completing the permit process and architectural requirements, the asset was on-sold to a development company with considerable profit made.

Each Unit Holder was paid a return of 15% per annum compounding. That return, when taking into account the risk mitigation position of the SPV owning the asset made for a highly successful investment opportunity.

INVESTMENT RATIONALE

Taking advantage of the highly sought after location of the asset in the upmarket boutique shopping strip of High Street Armadale and allowing for uplift though shrewd purchasing and permit acquisition. The committee members previous work and due diligence on the strip and relationships with council meant the entire investment was entered into with the utmost confidence.

Logistics Facility - Auckland, New Zealand

OVERVIEW

A high quality warehouse / logistics facility comprising 7,300m2 of lettable area leased to high profile logistics company, Mainfreight. Purchased in line with our strategy of acquiring high quality assets from distressed owners, it was purchased off market from an Australian Fund Manager seeking to exit the NZ market.
